    J.R. Kennedy and John Earley's precast concrete house #1 - 1935
John Earley, "the father of precast concrete", was responsible for the both the development of the technology and the design and construction of many important buildings across the USA. Interested in tackling the problem of the rising cost of home construction and the need for new housing he partnered with architect J.R. Kennedy to create this simple and beautiful home combing frame construction with very durable precast concrete panels.
The design is simple, practical and elegant. It contains a few decorative elements echoing some of the motifs popular at the time, Ancient Greek elements that made their way into Art Deco design. The overall massing and organization would be the basis for many many homes in the following decades.
The plan shows a typically isolated kitchen but in line with today's trends this could easily be opened to the dining area to make more of a family room setting. The design also does not depend on the use of precast concrete. Similar effects could be achieved in stucco over standard wood frame constructino.
As a work of art these prints are worth purchasing in their own right. For those of you interested in building a historically inspired house, these plans offer an excellent starting point. The plan is ideally suited for a flat site. This house would be comfortable in a suburban or country setting. This charming home has outside dimensions of approximately 39' x 45', including the porch off the back which could be enclosed to increase the living space further.

SHIPPING: Your drawings are shipped to you, by US Postal Service, rolled, not folded, in a Priority Mail tube.
IF YOU ARE PLANNING TO BUILD: These plans are NOT complete architectural drawings as might be required by your local permitting agency and do not contain all the structural, waterproofing and other details and information necessary for construction. But your local builder or architect should be able to adapt these drawings and add to them as necessary. What they do provide is accurate design information about a REAL Mid-century Modern Style home, not a pseudo-Modern tract house as you will find in the house plan magazines on your supermarket shelf.
