What will I receive with my purchase?
You will receive a PDF file containing plans for the construction of the design presented in this listing. Since PDF is a very common and widely used document file, this means that your plans can be opened in most any web browser and many other programs and apps capable of opening common PDFs. The drawings are formatted for printing at 1/4" = 1' scale on standard Arch D paper (24x36), making it easy for you to obtain prints. The file will be delivered to you via the email address that eBay has on file for you. (If this poses any issues for you, please contact us before buying and we will be glad to help you with your order). A PDF file is a widely used computer document file. It is digital. No hard copies are offered in this listing, but those may be easily produced from the provided file.
Are the included drawings sufficient to pull a building permit?
These plans are created to accord with the IRC code generically. The IRC is a model code that has been adopted or is in use in 49 states, the District of Columbia, Guam, Puerto Rico and the U.S. Virgin Islands. Note, however, that the IRC is a model code. When adopting a model code like the IRC, some jurisdictions amend the code to reflect local practices and laws. Your local soil conditions and/or unique regional hazards may necessitate construction practices not depicted. It is to be expected that some amendments may be required in order to bring the plans into compliance with your local codes. Many such amendments can be done simply by adding notations to our plans or by adding supplementary drawings to your file at your local building department. Local building authorities may also require you to bring our plans to be stamped by a state licensed engineer or architect. Any stock plan purchased online from any vendor will be subject to the same requirement. The service can usually be found for a reasonable fee.
